Woodfin Ridge has an Architectural
Review Committee that must approve any home plan, site location, and landscaping plan
before any lot is built upon.
The minimum square footage requirement for a one-story home is 2,000 square feet. A
two-story home is required to have at least 1,600 square feet on the first level. The
minimum pitch for the roof of each dwelling or other approved structure shall be 8/12, and
shall be covered with architectural style fiberglass shingles or tile.
All exterior finishes are to be either brick, stone, stucco, or wood. Vinyl may be
approved for boxing and trim only.
All buildings must be set back from the front a minimum of twenty (20) feet from the
front lot line, a minimum of five (5') feet each side line and thirty (30') feet from the
rear lot line.
All garages shall be enclosed by doors, and such doors shall not directly face any
street on which the lot abuts. The Architectural Review Committee may grant a waiver or
variance (only in cases where compliance would present any undue burden due to the
configuration or terrain of the lot).
All homeowners are required to have the same mailbox.
All fencing must be approved, including the site plan. No chain link fencing is
allowed.
All driveways must be concrete.
All swimming pools must be approved.
No trees measuring eight (8") inches or more in diameter at a point one (I') foot
above the ground level may be removed without the consent of the Architectural Review
Committee.
Any camper, boat, trailer, or vehicle or any items not in daily use must be stored
behind the closed doors of the garage. No motorcycles, motorbikes, minibikes, go-carts, or
similar vehicles shall be operated on any lot or on the golf course or cart path.
All homeowners' fees are per year:
$250.00 (Phase I, II & IV)
$350.00 (Phase III)
Each homeowner is required to-be at least a
social member of the Club.
